Methodology
1. Preliminary Design
- Initial meetings with clients to understand ideas, needs, and objectives.
- Development of functional, aesthetic proposals adjusted to the budget.
- Presentation of images and plans as a basis to move forward to the final project.
2. Executive Project
- Preparation of all the necessary technical documentation for construction: plans, sections, elevations, and schedules.
- Integration of a multidisciplinary team (installations, lighting, thermal, fire safety, landscaping, among others).
- Drafting of descriptive and constructive reports that complement the graphic documentation.
3. Budget and Quotations
- Sending documentation to different construction companies for quotations.
- Comparison of budgets to select the best option in terms of quality–price ratio.
- Detailed overall budget: materials, labor, subcontracting, taxes, among others.
- Advice on the choice of finishes and materials defined by the client (floors, coverings, fixtures, etc.), with preparation of comparative charts by category.
4. Procedures and Permits
- Comprehensive management of the necessary documentation before City Hall, BPS, MTOP, and other competent authorities.
- Monitoring and control of the entire administrative process together with the manager.
5. Construction Management
- Comprehensive supervision from the beginning until the final delivery.
- Coordination of subcontractors and quality control at each stage of the work.
- Financial control and monitoring of monthly certificates before official organizations.
- Project delivery.
